Scope:
KZF Design provided overall project management, master planning and all architectural and interior design, as well as mechanical, electrical, structural and civil engineering services for Fidelity’s new 700,000-square-foot office campus.

Project description:
Fidelity Investments, the nation’s largest mutual fund manager and second largest discount brokerage company, wanted to build a new multi-building regional center on a 188-acre corporate campus located in Northern Kentucky. This development was the first entirely new campus that the company had ever attempted.

The Phase One master plan, developed by KZF, provided for seven buildings and structures situated throughout a hilly, wooded site. Key to the planning of the various buildings was to provide flexibility for changing uses, expansion and even the potential for leasing or selling portions of the campus if future needs so dictated.

Detailed attention was given to preserving and enhancing the site’s many natural surroundings. Features of the first phase of development included a national print/mail center, two three-story buildings, three multi-leveled parking decks, support buildings, new utilities, access drives, a bridge, surface parking and extensive landscaping. On campus, employees enjoy a cafeteria, fitness trail, outdoor eating areas and offices overlooking tranquil wooded areas.

"It has been a pleasure working with [KZF] and the team spirit approach worked so well throughout the process."

Jack Mourning, Regional Project Manager, Fidelity Properties
